Located in Chicago’s Central Loop, 30 North LaSalle is a 980,000-square-foot 44-story high-rise office building built in 1975. Based on Golub’s expertise and reputation, the firm was engaged by the lender to take over management of the distressed asset that went into receivership in 2022.
In addition to improving operational standards and efficiency, Golub developed a creative business strategy that identified programmatic use beyond office. In collaboration with the lender and the city of Chicago, Golub evaluated the physical and financial feasibility of redeveloping the property. As a result, 30 N LaSalle has been selected to undergo a transformation that will introduce nearly 349 apartments to the Loop corridor through the LaSalle Street Reimagined initiative.
The property will deliver much-needed housing opportunities, new amenities, and greenspace that will promote an activated mixed-use neighborhood. In addition to interior renovations, streetscape improvements include an updated public plaza, new landscaping, hardscaping and public art.
