In 2017, Golub & Company and Alcion Ventures partnered to acquire 300 South Wacker, a 36-floor, class A office building in Chicago. As part of the purchase, the building was repositioned to expand on a 2014 renovation with a strong focus on the tenant experience and amenities.
The 536,000-square-foot property was built in 1971 and boasts unobstructed 360-degree views of downtown Chicago. Located directly on the Chicago River, the building also features smaller footplates of 16,000 square feet, allowing small to mid-size companies to occupy full floors. Other amenities include 24/7 staffed security, a 17-car executive parking facility, a destination dispatch elevator system, and a fitness center.
After Golub purchased the building, key improvements to the lobby, indoor and outdoor common areas, and a new tenant amenity lounge were introduced. At the time of purchase, the office market in Chicago’s central business district was one of the strongest in the country, with limited opportunities to buy significant space along the coveted Wacker Drive corridor.
